Navigating the Current Real Estate Market: Challenges and Opportunities for Homebuyers

Homebuyers are facing challenges due to higher mortgage rates and expensive home prices. In August, sales of previously owned homes dropped by 2% to 3.98 million units, the slowest pace since June 2025, with the Northeast and Midwest regions being the most affected. Year-over-year sales were down by 1.2%. The decline in sales can be attributed to the increase in mortgage rates in June and July.

Lawrence Yun, the chief economist for the Realtors, mentioned that the inverse relationship between mortgage rates and home sales led to a slight decrease in home buying activity. Despite this, home prices are still on the rise, with existing home sales up by 1.6% year-to-date in the first eight months of the year. Housing supply increased to 1.62 million homes for sale by the end of August, representing a 4.9-month supply, the highest level in over a decade.

Although there is more supply available, home prices are continuing to climb. The median price of a home sold in August reached $429,100, a 1.6% increase from the previous year, setting a new record high for the month. Price gains were most significant in the Northeast, where inventory is limited, while the West was the only region to experience a decline in median price year over year.

Sales are predominantly concentrated in the higher end of the market, with sales of homes priced between $100,000 and $250,000 decreasing by 10% compared to August 2025. In contrast, sales of homes priced above $1 million saw a 3.9% increase, making it the only price range with higher sales. Homes are staying on the market longer, averaging 31 days in August, up from 29 days in July.

Cash buyers accounted for 27% of August sales, slightly higher than in July but slightly lower than the previous year. First-time buyers represented 30% of sales, a slight increase from both July and August 2025. Despite the challenges faced by homebuyers, the real estate market continues to show resilience and adaptability in the face of changing conditions.
