The price of existing homes in the United States reached a new peak in June, despite a decrease in sales, highlighting the challenges faced by homebuyers due to high prices, mortgage rates, and limited housing availability. The median price for a single-family home rose to $440,600, marking the 36th consecutive month of annual price growth. Although sales declined by 2.4% from May to June, they were higher compared to the previous year.

According to the National Association of Realtors (NAR), the record-high median home price reflects the ongoing affordability issues in the housing market. NAR's chief economist, Lawrence Yun, noted that while home prices have increased, wage growth has outpaced them, making homeownership more affordable than a year ago. Yun emphasized the impact of mortgage rate fluctuations on monthly sales activity, highlighting the importance of affordability for homebuyers.

In June, the average rate for a 30-year fixed mortgage rose to 6.49%, up from 6.44% in May, based on data from Freddie Mac. The report coincided with the deadline for President Donald Trump to sign the bipartisan 21st Century ROAD to Housing Act, which aims to address housing supply issues and improve affordability. Despite bipartisan support in Congress, Trump's response to the bill was lukewarm, describing it as insignificant.

Yun cautioned that without an increase in housing inventory, prices could continue to rise, making homeownership less attainable. He stressed the need for more supply in the market to create opportunities for prospective homebuyers. The housing market's affordability challenges underscore the importance of addressing housing supply constraints to ensure sustainable homeownership opportunities for Americans.
