Ocean City's Gillian's Wonderland Pier Redevelopment: Balancing Tradition and Progress

New Jersey officials recently approved the redevelopment of the former Gillian's Wonderland Pier in Ocean City, a beloved Jersey Shore landmark that entertained families for decades. The park, known for its carousel, monorail, and Giant Wheel, closed in October 2024 due to financial challenges exacerbated by inflation, insurance costs, and the impact of the COVID-19 pandemic and Superstorm Sandy.
After the closure, Icona Resorts owner Eustace Mita acquired the property and proposed building a 252-room hotel on the site. The Ocean City councilmembers voted 5-2 to rezone the site as "in need of rehabilitation," paving the way for the redevelopment process to begin.
While some residents support the hotel project, believing it will attract more visitors to the city, others are concerned about how it might change the character of the boardwalk. Community advocacy group Ocean City 2050 criticized the council's decision, calling it a "strategic blunder" and announcing plans to challenge the rehabilitation designation through legal action.
Ocean City 2050 advocates for a redevelopment plan that preserves the boardwalk's iconic appearance and enhances entertainment while respecting the surrounding neighborhoods. They argue that traditional planning tools should be used instead of the rehabilitation designation to address the site's redevelopment.
